What Dried-In Means for Your Metal Building
Dried-in is builder shorthand for weathertight. The frame is up, the roof and walls are on, trim and gutters are set, and the doors close against the rain. It is the handoff point for a metal building shell: the structure is done, and the inside work can start under a dry roof.
What does dried-in mean in construction?
Dried-in means the building keeps weather out. Nothing more, nothing less. Builders also say weathertight, or in the dry. The terms all point at the same milestone. For a pre-engineered metal building, that means the red-iron frame is erected and bolted, the purlins are in place, the roof and wall panels are screwed down, the trim is on, the gutters are hung, and the overhead doors are installed and working. Water that hits the roof runs to the gutters and away from the slab.
What dried-in does not mean: wiring, plumbing, heat, or finished interior walls. A dried-in building is a shell. That is by design. The shell protects every dollar of work that comes after it.
What is included when Sitton delivers a shell?

What will I see on delivery day?
A clean slab, dry underfoot. A bolted steel frame overhead. Panels tight on the walls and roof, trim finished at the corners and openings, gutters carrying water off the eaves. Overhead doors that roll up and lock down. Open bays, bare steel, and room to work. A dried-in shell keeps the rain off whatever you park inside it, starting that day.
What you will not see is anything half done inside. No wiring pulled and abandoned, no plumbing stubbed in by a crew you never met. The inside is yours, ready for the contractors you choose.
Why stop at dried-in? Why not finish the inside?
Because the split makes the whole project better. We build shells. Doing one thing lets us do it fast and price it straight. Electrical, plumbing, HVAC, and interior finish are completed after delivery by licensed trade contractors you select, working under their own permits.
That is not a gap in the service. It is the reason the price is clear and the schedule is short. You pick your electrician. You pick your plumber. And we are glad to coordinate with them early: if your electrician wants conduit sleeves in the slab, we place them before the pour.
Who handles the permits?
As the general contractor for the shell, we handle the building permit for the work in our scope where the jurisdiction requires one. Your trade contractors pull their own permits for the build-out. That keeps every license and inspection matched to the crew doing the work.
What happens after the shell is handed over?
Your trades go to work under a roof, out of the weather. Rough-in wiring and plumbing, insulation, interior walls, whatever the building needs, in the order your plan calls for. Rain does not stop the schedule anymore, because the schedule moved indoors.
